We recently completed engineered wood flooring installation in a period property across London, E7. The client wanted to replace worn carpet with quality engineered wood throughout the ground floor. Our team handled the full fitting process, ensuring the new floor worked with the property's existing character while meeting modern durability standards.
This property was a traditional Victorian conversion with concrete floors throughout the ground floor. The client had concerns about moisture, which is common in older East London properties, particularly those closer to the Thames. The concrete showed no immediate signs of dampness, but we conducted a moisture test before starting work. Results came back at acceptable levels, so we proceeded with a full moisture barrier as a precaution. This added a day to the schedule but was essential given the age of the building and its location.
The engineered wood we installed was 14mm thick with a 3mm real wood veneer. This thickness and construction method works well in older properties because it's less prone to movement than solid wood, particularly where temperature and humidity fluctuate. The client chose a natural light oak finish to complement existing cornicing and period details. We fitted the boards using a combination of mechanical fixing and adhesive, which provides stability without relying solely on the subfloor bond. The work took five days from start to finish, including preparation, fitting, and on site finishing of the border sections.
East London, particularly the E7 postcode area, contains a mix of property types that present different flooring challenges. Victorian and Edwardian terraces and conversions dominate the area, many of which feature solid concrete or timber subfloors in varying condition. These older properties often have slight movement and moisture considerations that newer builds don't present. We're accustomed to working with these variables and know which floor specifications suit period properties best. Engineered wood is frequently the right choice here because it performs better than solid wood in fluctuating conditions while maintaining the aesthetic clients want.
Newer build apartments and converted industrial units in E7 typically have different requirements, usually featuring modern concrete screeds or prepared wooden subfloors. These properties allow for a wider range of flooring options, though many clients still prefer engineered wood for its warmth and the fact that it avoids the cost and disruption of major subfloor works. We've fitted everything from character properties in Upton Park to contemporary spaces in former warehouse conversions. The variety means we develop the approach to suit each property's specific construction and the client's expectations around finish quality and durability.
How much does engineered wood flooring fitting cost in London, E7?
Fitting costs typically range from £35 to £60 per square metre, depending on subfloor condition, site access, and the complexity of the installation. Properties with concrete subfloors requiring moisture barriers sit toward the higher end. If sanding and finishing are included on site, add £25 to £45 per square metre for that work. We provide a detailed quote after assessing the subfloor and understanding your requirements.
What preparation is needed before fitting engineered wood flooring?
The subfloor must be clean, level, and within acceptable moisture tolerances. For concrete, we test moisture content and install a barrier if needed. Wooden subfloors are checked for damage and levelled where necessary. Skirting boards are typically removed and replaced after fitting. All preparation work is included in our assessment and quote.
How long does engineered wood flooring installation take?
A typical room of 20 to 30 square metres takes two to three days from start to finish, depending on subfloor condition and whether on site finishing is required. Larger areas or properties with multiple rooms take proportionally longer. We'll confirm the timeline before work begins and keep you informed of progress daily.
